The Problem

A boutique fitness centre occupying a 2,400-square-foot ground floor lot at Eko Tower in Bukit Jalil was losing members over an embarrassing problem — the gym smelled bad. Despite daily mopping and industrial air fresheners, a sour, sweaty odour permeated the space, especially during evening peak hours when 30-40 members were working out simultaneously. The six Daikin 3.0HP ceiling cassette units were running at maximum capacity but the air quality was getting worse each week.

The gym owner, Vivian, had opened the fitness centre 18 months ago and had only done one round of basic servicing on the airconds. With the high volume of perspiration, body heat, and constant high humidity from dozens of sweating bodies, the evaporator coils had become breeding grounds for bacteria and mould — the aircond was literally recirculating contaminated air throughout the gym.

Our Assessment

Our Masters Aircond Service KL team inspected all six cassette units during the gym's off-peak morning hours. Every single unit had heavy biological growth on the evaporator coils — dark green and black mould colonies that were clearly visible without even removing the panels. The drain pans contained standing water with a biofilm layer, and the air filters were saturated with lint from towels and clothing fibres.

We recommended an immediate chemical wash on all six units, followed by an anti-bacterial treatment using a hospital-grade coil disinfectant. For a high-moisture, high-occupancy environment like a gym, we also recommended switching to quarterly chemical washes instead of the standard 12-monthly schedule.

Work Timeline

6:00 AM: Early Start Before Gym Opens

Arrived at the gym at 6am to maximise working time before the 9am opening. Set up chemical wash stations under all six cassette units with protective sheeting covering the gym equipment below.

Units 1-3: Chemical Wash (Morning Shift)

Removed cassette panels and air filters from the first three units. Applied alkaline coil cleaner to evaporator coils and fan turbines. The chemical reaction with the biological growth produced visibly dark brown runoff — a sign of heavy contamination being dissolved. Flushed with pressurised water until clear.

Units 4-6: Chemical Wash (Mid-Morning)

Repeated the chemical wash process on the remaining three units. One unit (above the free weights area) was significantly worse than the others — required a second round of chemical application and flushing to fully clean the coil.

Anti-Bacterial Treatment (All 6 Units)

After the chemical wash, applied a hospital-grade anti-microbial coil coating to all six evaporator coils. This product creates a protective barrier that inhibits bacterial and mould regrowth for up to 3 months — crucial for a gym environment.

Drain System Overhaul

Cleared all six drain lines and pans. Installed slow-release anti-algae tablets in each drain pan. Flushed drain lines with diluted bleach. Checked all six outdoor condensers and hosed down the coils to remove accumulated dust from the roadside location.

8:30 AM: Testing & Handover

All six units back online and running by 8:30am — 30 minutes before the gym opened. Outlet temperatures measured at 9-10°C across all units. Air smelled noticeably fresh and clean. Removed all protective sheeting and cleaned up work areas.

Results

Cooling improved — gym at 22°C even during peak

Lessons & Tips

Gyms, yoga studios, and dance studios in Bukit Jalil face unique aircond challenges due to the combination of high humidity, body heat, and airborne particles (sweat, skin cells, lint). Standard residential servicing schedules simply don't work for these environments. We recommend quarterly chemical washes at minimum, with monthly filter cleaning in between.

If you run a fitness business, consider investing in the anti-bacterial coil coating — it costs about RM 50 extra per unit but significantly reduces bacterial growth between washes. Also ensure your gym has adequate ventilation — aircond alone can't handle the moisture load from 30+ sweating bodies. Fresh air intake is essential.
